Kazakhstan home sales ease to 35,406: why fewer deals do not prove falling prices

Kazakhstan recorded 35,406 home-sale transactions in September, 1.1% fewer than in August. Almaty and Astana still led, while apartments and detached houses moved in opposite directions. We unpack the statistics and explain why transaction volume alone cannot establish a price trend.

Kazakhstan’s Bureau of National Statistics published its September housing figures on October 13. It recorded 35,406 purchase-and-sale transactions, 401 fewer than in August, a month-on-month decline of 1.1%. That is a modest change in activity, not evidence of a market collapse.

Almaty accounted for 7,248 transactions, Astana for 6,119 and Karaganda Region for 2,540. Regional paths differed sharply: Turkistan Region rose 24.8% from August, while Kostanay Region fell 10.2%. A national average therefore cannot describe every local market.

Apartments made up 27,096 transactions, or 76.5% of the total, and apartment sales fell 2.2% month on month. Detached houses moved the other way: 8,310 transactions, up 2.7%. Buyers should compare figures for their own city and property type.

These figures count registered transfers of ownership. They do not measure asking prices, price per square metre or mortgage affordability. A claim that homes became cheaper would require separate price and household-income data.
